Model opens at Old Irving Park development

Fourteen of the homes are under contract. Closings will begin this month, according to the developers.

The developers of 48 single-family homes on Milwaukee Avenue in Old Irving Park have opened a model on the site.

The development, called Basecamp SFH. occupies a triangular former commercial parcel of land across the street from the landmark Carl Schurz High School. With a private park and new streets tucked inside the development, the homes will provide a sense of community off busy Milwaukee Avenue.

Basecamp SFH is a joint project of Ranquist Development and Stocking Urban. A panelized construction system, where large components of each house are built off-site and then trucked to the property for assembly, shaved about $20,000 off the asking price of each home, said Stocking Urban principal Nick Stocking.

The homes, designed by Pappageorge Haymes Partners, are priced from the low $500,000s and each has a private fenced yard and two-car garage, according to materials provided by the developer. The kitchens will have contemporary cabinetry, quartz countertops and stainless-steel appliances.

Four- and five-bedroom layouts are available. The model, at 3708 N. Milwaukee, is a four-bedroom.

The developers incorporated several green features, including high-efficiency furnaces and programmable thermostats, as well as paints low in volatile organic compounds.

Fourteen of the homes are under contract. Closings will begin this month, according to the developers.
