First units in Lincoln Park condo development list for $1.2 million-plus

A new development proposed for the southeast corner of Diversey Parkway and Hampden Court in Chicago’s pricey Lincoln Park neighborhood has launched sales of its yet-to-be-built condo units. Slated to replace the demolished Market Place grocery store and an adjacent parking lot, two high-end residential buildings are in the works for the site. The pair are being collectively marketed as “The Hampdens” (get it?), according to the project’s official website.
Yesterday, three condos ranging between $1.2 million and $1.7 million in the 15-unit “Hampden 53” building at 2753 N. Hampden Court were added to the MLS. Designed by Chicago architect Sullivan, Goulette & Wilson, the structure will also provide parking for 27 vehicles.
An adjacent building planned for 2773 N. dubbed “Hampden 73” will rise six stories and contain 30 condos, 36 parking places, and ground floor retail. Residential units here will be priced between $899,000 to $1,400,000.
A 17-story, 78-unit condo tower was previously pitched for the corner but was abandoned due to a lack of aldermanic support. While the Hampden siblings are being developed “as of right” with no zoning change needed, the duo did make a trip before the Plan Commission in July for a routine amendment under Chicago’s Lakefront Protection Ordinance.
With marketing just getting underway, it’s too early to speculate as to when the condo project hopes to break ground. So far no construction permits have been issued for either new building.
