Taking Over and Tripling Velocity
After the efforts of three previous sales teams achieved anemic results, Corwin Partners was hired to take over the year-long sales effort of a new construction, single-family neighborhood in Old Irving Park, a burgeoning, but fringe new construction
neighborhood on the northside of Chicago. Previous teams had struggled with objections in every direction – a train line to the west of the site, industrial buildings to the south, a busy road to the east, a bar to the north, all located within a failing elementary school district.
After completing a thorough review process, Corwin Partners created a relaunch gameplan incorporating price rebalancing, product adjustment, controlled construction orders, urgency-creating individual unit sales campaigns, and a full-time, on-site sales team in order to regain market belief in the development. The team overhauled the site from a marketing, signage, and cleanliness standpoint and trained weekly on objection-handling. The site was turned around from smarter and harder work than any other group was open to doing.
Sales velocity immediately tripled and Corwin Partners sold all of the client-controlled property in the development.
